In an interview with "Le Parisien", the French Minister for Ecological Transition, Christophe Béchu, confirmed that small dwellings of less than 40m² will be subject to a revised label on the Energy Performance Diagnostic (DPE). The DPE, which is mandatory for selling or renting a property, was reformed in July 2021, but inconsistencies were found, particularly affecting small homes, leading to a new simplification announced in mid-February: properties of less than 40m² will benefit from a modulation coefficient to improve their energy performance label.
According to surveyors, the new method of calculating the DPE, known as the "3CL", is considered unsuitable for small-area properties, such as flats of less than 40m². The revision of the DPE calculation method will include changes enabling almost 140,000 homes to move from a G to an F rating.

This correction to the method of calculation will remove more than 15% of homes under 40 m² from a G rating, i.e. 140,000 of the 911,430 properties listed.
